We process the 600 tax form with the Catalan Tax Agency

Rent collection management

We manage the monthly rent collection

We pay the settlement to each owner within the current month

We apply the review of the rental price and CPI increases

Incident management

We manage all tenant incidents, reporting them to the landlord

We handle legal actions, including lawsuits and eviction management

Guarantees and property insurance

We process the "AvalLloguer" of the Generalitat de Catalunya (Regional Government of Catalonia; free)

We arrange insurance against non-payment of rent

We arrange insurance for the property’s building and contents

We check the property’s condition at contract termination

We settle the deposit to the tenant, discounting the utility consumption and the damages that have occurred

Customised service, aimed at increasing the asset value, while generating the greatest financial return with security and minimum client intervention.

Detailed study of the physical and legal status of each property asset (Due Diligence)

Proposal for short- and medium-term actions to obtain higher yields: tenant typology, investments and restructuring, marketing and commercialisation

Execution and monitoring

A complete economic/financial study for each property asset under management

Fees

Rental management and administration fees range between 3% and 5% of the monthly rent generated by the rentals we manage.

Payment for the service is made automatically, discounting our fees from each owner's monthly settlement.

Our client does not pay anything when signing new rental contracts. The brokerage fees are paid in full by the tenant, except when the landlord is a legal entity.
